This post is for people who are potentially thinking of buying a flat from Krishna Apra - Mapsko group builder. Please be aware that all their projects in Indirapuram have been delayed for more than 2 years. For Krishna Apra Sapphire they are already late by more than an year and are still confused about the completion date - they are not willing to commit to existing allotees about completion date. So there is a big question mark about their financial situation whether they will be able to complete their projects.
Till now I know about 3 projects from this group NOIDA sector-62, Indirapuram - Krishna Apra Gardens and finally Krishnan Apra Sapphire. In Noida Sector-62 their project was considered one of the best. Hence I bought a flat in their supposedly best project Krishna Apra Sapphire with 3 Bedroom flats only. I came to know later on that possession in their Krishna Apra gardens project are getting delayed by over two years. We were explained by the builder that there were necessary approvals which were a problem. But now I think its bad management of finances.
When we finally signed the agreement for Krishna apra sapphire, the builder said there is a late payment penalty. However even after a delay for more than an year, the builder is not willing to pay even the miniscule penalty. He says he will adjust later during final payment. But im sceptical that the project may never complete due to recession etc.
I have nothing personally against Krishna Apra group, I still feel Krishna Apra Sapphire is one of the best projects if it completes. This is just an advisory to people getting into real estate to be very cautious of this builder and in fact any other builder at this point in time.

This is Ashish, I too own a flat in Sapphire but haven't seen the progress as I am US for quite some time now.
I am also facing the same issues as you did. They don't tell completion date but just increase it by 6 months every 6 months.
How is the condition now.

Reply of MPSKO is same as before. I am staying close to SAPPHIRE but watching the building and pray for early possession. It was big mistake of life to book a flat with this builder.

I was looking from a long time to share my pain with other owners of Saphire.
Unfortunately I was the first person to book a property in Krishna Apra Saphire after looking at the projecvt they build in sector - 61.
I am in such a problem mentally and financially due to this delay that it is sifficult to bear further.

Its two years since I wrote this post and subsequently, the builder did deliver the apartment.
He also compensated folks who took possession with a reasonable penalty.
However, to the folks who sold the apartment close to possession, he refused to adjust the penalty amount.
There is no rhyme or reason not to pay penalty to a buyer since the delay was huge and there is no clause in the agreement that says penalty would not be paid in case of resale. However, the builder flatly refused for paying out penalty and in other words it is his "Dadagiri"
